Boiler Servicing
“Not all services are equal.. because not all engineers are equal…”
Annual boiler servicing is required by manufacturers to maintain their warranty. Failure to have your boiler checked can mean that when the time comes to repair it under warranty manufacturers will not accept liability for a poorly maintained appliance and the client will be left footing the bill.
Modern boilers require as a minimum, an annual emissions check using a flue gas analyser in both low and high rate test functions, along with gas rate consumption, visual inspection of internal components, hydraulic seals and flue ways and include cleaning the condense trap all of which normally takes an hour provided the appliance has been fitted correctly with respect to required service access and clearances.
Dirty condense traps, poor emissions or poor fan pressures can indicate the need to strip and clean an appliance, recommended at 3 and 5 years from new unless otherwise requested by the manufacturer.
Deep cleans take about two hours depending on the boiler and sometimes require the replacement of gaskets and seals as the heat engine is taken apart and inspected for signs of damage and thoroughly cleaned.
Upon reassembly, emissions are checked again along with pressures and gas consumption to provide a certificated record of works for the manufacturer.
Boiler servicing is ideally completed in the summer when workloads are not under the same time pressures from winter breakdowns and can be shuffled to suit accordingly even if the appliance was installed in winter.
Many manufacturers now also request installation of primary system filters, designed to prevent boilers from the effects of magnetite/sludge build-up, as part of their extended warranty agreements.
We clean these as part of our annual service and test expansion vessel charges on sealed systems and Carbon Monoxide alarms were installed.
